We conduct a Comparative Market Analysis (CMA) considering recent sales, market trends, and your home’s unique features. This helps us set a competitive, data-driven price. |
What are closing costs, and who pays them?
Closing costs include title policy, escrow fees, HOA fees (if applicable), lender fees, taxes, and agent professional fees. Sellers typically cover the title policy, half of the escrow fees, a portion of the HOA fees, and YTD taxes for the current year, while buyers handle the loan, survey, and their half of the escrow fees. |
Do I need to be present during showings?
No. Buyers feel more comfortable exploring your home without the seller present. We’ll coordinate all showings to minimize disruptions to your schedule. |
